Smoke Alarm Testing and Certification
In New South Wales, regulations regarding smoke alarm testing, compliance, and certification in rental properties are governed by the Residential Tenancies Act 2010 and the Residential Tenancies Regulation 2019. Landlords and property managers have specific responsibilities to ensure that smoke alarms are installed, maintained, and tested to meet safety standards.

Safety Switch (RCD) Testing and Compliance
In New South Wales, it’s required to have the safety switch (Residual Current Device or RCD) tested in rental properties for the safety of tenants. This testing ensures that the safety switch is functioning properly, which is crucial for quickly detecting and preventing electrical hazards like electric shocks or fires. Regular testing helps maintain the safety and compliance standards of rental properties, ensuring the protection of tenants and meeting legal obligations.

Water Efficiency Testing & Compliance
In New South Wales, rental properties are required to have a water efficiency certification as part of the state’s water conservation efforts and to promote sustainable water usage practices. This certification ensures that rental properties are equipped with water-efficient fixtures and fittings, such as taps, showerheads, and toilets, which help reduce water consumption. By obtaining a water efficiency certification, landlords demonstrate their commitment to conserving water resources and complying with regulations aimed at promoting environmental sustainability. Additionally, having water-efficient fittings can lead to lower water bills for tenants, making the property more attractive and cost-effective to rent.

Air Conditioner Filter Cleaning
Over time, the air filter accumulates dirt, dust and other particles, which can lead to clogging. A clogged filter obstructs the airflow, making it difficult for the air conditioner to cool the air effectively. A dirty filter also puts extra strain on the air conditioning system, which can lead to increased energy consumption, higher electricity bills and reduced lifespan of the unit. A dirty filter can also negatively impact the air quality in your home, leading to respiratory problems and allergies.

Corded Window covering and Blinds Compliance
In Australia Landlords have a legal responsibility to ensure the safety of their tenants, including making sure that window coverings like curtains, shades, and blinds with cords or chains don’t pose a risk, especially to young children. The Competition And Consumer (corded Internal Window Coverings) Safety Standard 2014 mandates specific safety measures. For instance, cords must not form a loop longer than 220 mm and should be installed at least 1,600 mm above floor level to prevent strangulation accidents. Cord guides and cleats must also be installed at appropriate heights and securely attached to prevent hazards.

Strata Building Window Compliance
To prevent accidents where children could fall from windows, it’s now mandatory for strata buildings to have locks on windows if they are two meters or more above ground level. The Strata Schemes Management Act 2015 specifies that these locks must be child-proof and limit window openings to less than 12.5 centimetres. Owners’ corporations failing to comply can be fined up to $550, and individual owners obstructing compliance can also face fines. Minister for Better Regulation Matt Kean emphasized the importance of ensuring child safety in buildings and urged property owners and owners’ corporations to promptly install the required window locks if their buildings are not yet compliant with the law.
